This is coming from the pan under the water heater. Either the tank is leaking out of a $1100 AO Smith "commercial grade" gas water heater or a pressure valve. I doubt I will be lucky for it to just be a valve.

You can replace the pressure relief valve on a gas water heater for something like 20 bucks. Sounds like you might need to replace the whole water heater.
My relief valve started to get a slow drip a couple of years ago and it was easy to replace myself. Those things fail frequently so all you have to do is unscrew the old one and screw in a new one.

When I first moved into my condo ( 2002) , I had a tankless water heater installed.
Still working just fine.

I thought about a tankless but it was a lot cheaper and easier to just replace the old gas heater with a similar new one.
